IHOP: Site Requirements


IHOP BuildingGeneral Site Information

IHOP Franchise Developers can develop new restaurants in several configurations:

  • Freestanding IHOP building containing approximately 5,000 square feet and seats approximately 185 persons. These sites can be located in shopping centers and highway oriented locations.
  • Build-out of prominent end-cap space in a shopping center.
  • Modified prototypical IHOP building or conversion to an IHOP Restaurant (size may vary but should seat approximately 135 persons).

Site Requirements

  • Population: 25,000 to 50,000: 3 mile population / 80,000 to 150,000: 5 mile population
  • Traffic Count: Greater than 28,000 average daily traffic
  • Freeway Traffic: Greater than 60,000 average daily traffic
  • Retail/Office: Density of retail, office and hospitals of approximately 10,000 people within 1 to 2 miles, in addition to the residential population base within 3 miles

Physical Requirements (freestanding unit)

  • Lot Size: Approximately 40,000-50,000 square feet for stand alone parcel or 10,000-20,000 square feet if parcel is part of a shopping center
  • Frontage: 150 feet minimum
  • Depth: Approximately 260 feet
  • Parking: 50 to 80 spaces (or reciprocal/shared parking)

Utility Service

  • Gas: 2,000,000 BTUs
  • Water: 2" and 55 lbs minimum flow pressure fire service, if required by local codes
  • Electric: 1,000 Amps 120/208 3 phase 4 wire
  • Sewer: 6" line minimum lateral

Acquisition Vehicle
The acquisition vehicle that an IHOP Franchise Developer will typically use is to purchase or lease the property.  However they may also build-out unfinished end cap space and convert an existing building.

Lease Terms
IHOP Franchise Developers typically enter into a triple-net lease, with or without a contribution from the landlord that has a base term of 20 years and options extending to a total of 30 years.

Cost of Improvements
The cost of construction for a standard prototype IHOP restaurant varies from market to market, but is approximately $960,000 to $1,200,000 including HVAC system.  Additional cost of Equipment, Seating and Point of Sale system are approximately $480,000.
